Galloway is currently designing an adaptive reuse of a former Kmart site to revitalize a neighborhood center along the University Drive corridor in southern Fargo, North Dakota. Modifications to the existing building include incorporating the addition of new retail, restaurants, grocery, automotive and self-storage uses. This thoughtful mix of tenants enhances visibility, customer awareness, and creates a high level of activation across the multiple uses. The retail storefronts and restaurants with covered outdoor patios are positioned to bring activity to the highly visible front and side facades. Otherwise, the frame of the former Kmart building has been reduced to rubble. Demolition has been underway for a little more than two weeks. Once cleared, developers have plans to repurpose the area to include housing and a mall. The old Kmart building in south Fargo is coming down. Property Developers said the demolition will begin Monday, March 7. The building on S. University Drive has sat vacant for more than 2 years. Beyond Shelter has plans to build elderly low-income housing on the west side of the lot. The developer for Enclave Companies says they also plan to build a shopping center to University Drive. Company officials hope to break ground on the residential buildings by this summer, and hope to wrap up the project by next fall.

Construction on the retail addition to the site, which will also include a low-income housing project, will begin once demolition of the Kmart and related environmental cleanup is completed in May. When complete, Midtown Market will have space for up to 16 tenants. The Burger King fast food restaurant now on-site will remain, and four more 40,square-foot commercial pad sites will be available along University Drive.

Midtown Market is being brought to life by West Fargo-based company Enclave. It will host several businesses and boutiques along South University Drive in Fargo.
