Welcome to the Massachusetts Land Records website. You can use this site to quickly access land records from across the state. If you have questions about particular documents or Registry policies, contact your local Registry of Deeds. For technical questions about this site, contact the Secretary's office. If using a mobile device, use the drop-down list to select the registry. Massachusetts is divided into 21 registry districts, each with an elected Register of Deeds. Each registry records all documents about real estate ownership within its district. Registers assign a sequential identifying number known as the book and page number to each document, then scan it into the registry's computer system. You can view images from these scans online at your home or office. Registries also microfilm all recorded documents, and many still produce paper record books with document images. In most cases, registers return original documents to the landowner.

The seven justices of the Land Court primarily sit in Boston, where the court is based, but also travel to other court locations, and hear cases involving real property located in every part of Massachusetts. Typical Land Court cases concern: land title disputes--about ownership, easements, and property boundaries; mortgage title issues; zoning and subdivision appeals, challenges and enforcement proceedings; actions to enforce contracts to buy and sell real estate; partition proceedings; cases to interpret and reform conveyancing instruments, and generally cases seeking equitable and declaratory relief where real estate title interests are involved. Additionally, the Land Court hears cases to determine the military status of mortgagors, and the foreclosure and redemption of real estate tax liens. The Land Court also has superintendence authority over the registered land offices in the county Registries of Deeds, and daily plays an important role in facilitating the transfer of registered land property ownership.
